What does it mean to buy a Certified Investment Home™ from Investor Nation? For a property to become certified by Investor Nation™, it must pass a rigorous 13 step qualifying process.

  1. Initial specification analysis - Here we verify if a property meets our initial criteria 3 bed / 2 bath home with a garage and is newer than 1978 (lead based paint era)
  2. Comparable sales analysis by local appraiser - Evaluation the property using a series of online valuation tools, some local to the market and some national
  3. Visual Validation - We validate that our findings for amenities, square footage, and other physical features are accurate
  4. Initial Bidding - Done by us to determine an estimate of cost to repair any defects
  5. Rental comparable analysis - This is done using online tools from rental comparables to classified analysis
  6. Initial Cash flow analysis - We use our Cash Flow Analysis tool to get an initial idea of cash flow based on initial findings, typical mortgage scenarios, etc
  7. Local Appraisal completed – A local appraisal does a formal appraisal on the property
  8. Home Inspection is done with professional home inspector
  9. Formal General Contractor bid – With home inspection in hand
  10. Rental comparables are ordered with local property management firms that we use. They often view the neighborhood and call on rental signs
  11. Cash Flow Analysis is adjusted to reflect any changes
  12. Analysis of inspection done by Investor Nation
  13. Package is put together to include video / photos
