Investors keep these homes for 2-5 years, and they need to have cash for 10% of the purchase price. These homes are in the higher price range ($85,000+), and the investors have 10% or more equity in the homes when they first purchase it. Charlotte, NC, Gulfport/Biloxi, MS, and Orange County,CA, offer homes in this investment strategy.

These homes tend to be newer, so they may have less maintenance issues. Pre-construction and other exclusive opportunities exist in this category. The homes have amenities that are highly attractive to renters, but the rents may be a little higher and may have a smaller pool of applicants.
